Location Characteristics: Kitty Hawk is one of the largest townships on the Outer Banks. Kitty Hawk became famous after the Wright brothers of Dayton, Ohio, made the first controlled powered airplane flights at the Kill Devil Hills, four miles (6 km) south of the town, on December 17, 1903. After the flights, the brothers walked back to Kitty Hawk, where they sent a telegram from the Weather Bureau office to their father informing him of their success.

Kitty Hawk is a blend of both the old and new. On the oceanside, thousands of rental homes, restaurants and shops are part of the development that has characterized the northern Outer Banks from Corolla to Nags Head. But along the Albemarle Sound, the town remains a treat for those who to choose to take a drive off the beaten path with shaded lanes that wind along the marshes.

Finding a home in Kitty Hawk often is only dependent upon what you are looking for. Property in Kitty Hawk is as different as the ocean is from the sound.  There is everything from mansions hidden away on the water to small two bedroom condominium sprinkled throughout the town. The town has many subdivisions with just about every type of property available on the Outer Banks. There is Kitty Hawk Beach subdivision which encompasses much of the land east of US Route 158.  Most lots here are fifty feet wide and can accommodate at least a modest beach home.  Some of the deeper lots can accommodate five or six bedroom homes with pools. Just to the west of the bypass is Sea Scape Golf Links.  Many homes here have both golf course views and ocean views.  Over the dune that runs the length of the town is old Kitty Hawk as well as many subdivisions in the Kitty Hawk Maritime Forest. Kitty Hawk Woods is probably the most well known subdivision in this area. On the sound is Kitty Hawk Landing. This subdivision has many canals and soundfront lots.  Sunsets from these sound front lots are over the Albemarle Sound for a large portion of the year. Martins Point is one of the Outer Banks gated communities and home to some of the nicest year round residences.

Kitty Hawk is home to the 1,800-acre Kitty Hawk Woods coastal nature preserve. The preserve is an example of maritime deciduous forest.  When walking through Kitty Hawk Woods, you can almost forget that you are even at the beach.

Real Estate Market Snapshot: The Kitty Hawk real estate market has been a buyer’s market for the past several years and has been very active. As prices stabilize, a dramatic shift appears to be in store for us. Currently, prices remain very reasonable. Since the sold prices for the Outer Banks real estate market has bottomed for many vacation rental properties, the return-on-investment ratios are the BEST that it’s going to get. As demand continues to grow and should the inventory of real estate properties continue to shrink, real estate prices will rise. As prices begin to rise, the return-on-investment will be decrease.
